.Project Introduction
Project Overview:
The Faraja Martyrs' Residential Town project in Kianshahr, Ahvaz, is a comprehensive residential and service complex on a total land area of 2.5 hectares, designed to provide housing for personnel and their families. The project, designed with an introverted architectural approach suited to the hot and humid climate of Khuzestan, utilizes modern materials and adheres to principles of passive defense, creating a sustainable, safe, and efficient environment. This project was designed in 2021.
Architectural Design Philosophy:
TThe design of this complex is inspired by the vernacular architecture of southern Iran (such as central courtyards and shanashils) and is based on climatic analyses including solar radiation, wind, and humidity. The primary objectives are to create natural ventilation, reduce energy consumption, and maintain the privacy of the units. The use of modern systems, including bolted steel frames, steel deck roofs, and lightweight materials, guarantees speed of construction and quality of workmanship.
Facilities and Floor Plans:
The complex is designed with several residential and service blocks:
• Residential Blocks (A, B, C):
- Number of Units: 168 residential units (120 sqm each) across 3 blocks of 7 floors.
- Unit Amenities: 1 master bedroom, 2 additional bedrooms, kitchen, living room, balcony, one Iranian-style and one Western-style toilet, MDF wall cabinets.
- Access: 2 elevators and independent staircases in each block.
- Block Amenities: Independent lobby, garbage chute, green wall.
• Public and Service Spaces:
- Religious-Cultural Complex: Includes a Hosseiniyeh for men (175 person capacity), a Zeinabieh for women (125 person capacity), a library, and educational classrooms.
- Sports Complex: Halls for badminton, gym/fitness, rock climbing, and ancillary spaces.
- Kindergarten and Administrative Office: Separate spaces for children and administration.
- Commercial Units: 15 units to meet residents' needs and contribute to maintenance costs.
- Parking: 100% parking provision for all units, plus guest parking and disabled access ramps.
- Open Sports and Green Space: An 8,000 sqm area of green space and open-air sports facilities has been designed within the site.
• Infrastructure and Safety Features:
- Fire extinguishing and fire alarm systems.
- Sand drainage network to prevent waterlogging.
- Wastewater treatment system for landscape irrigation.
- CCTV cameras and centralized intercom system.
- Dual-purpose shelter in the basement.
- Provision of a helipad within the town for emergency helicopter landings.
This complex functions as a sustainable and self-sufficient town, meeting not only the residential needs but also the cultural, athletic, educational, and commercial requirements of its residents within a secure environment that is harmonized with the region's nature.
